Resin driveway lifespan and maintenance: the honest guide
Expect 15 to 25 years from a resin bound driveway built on a genuine porous base with UV-stable resin, and 8 to 15 years from resin bonded. What kills surfaces early is aromatic resin, skimped sub-bases on clay, and wheel-scrubbing habits. Upkeep amounts to a sweep, the odd gentle wash and a yearly algaecide on shady spots, detailed below.

Three decisions set the ceiling
Ask ten installers how long resin lasts and you will collect answers from ten years to thirty. In practice the wearing course is almost never the weak link. Three choices made at quotation and installation stage decide whether you get five years or twenty-five.
The resin chemistry. Aliphatic, UV-stable binder remains clear and supple for the drive's whole life. Aromatic, non-UV binder discolours patchily within eighteen months to three years, embrittles, and starts letting go of stone. The material saving is a few pounds per square metre; the consequence is resurfacing years early. One line in the written quote prevents it: the resin system, stated UV-stable.
The base. Middlesbrough's boulder clay, together with bands of made ground from the town's industrial past, swells in wet winters and shrinks in dry summers. Anything laid over that movement eventually mirrors it. A genuine porous construction, membrane, 150 to 200mm of compacted open-graded stone, porous binder course, isolates the surface from those seasonal shifts. Overlays inherit the behaviour of whatever is underneath: stable tarmac gives decades; creeping concrete returns as reflective cracking within a few winters.
The edge restraint. A perimeter trowelled against block edging, steel or existing kerbs holds its line indefinitely. A perimeter finished against lawn or soil crumbles, and the crumbling works inwards. It is the cheapest item on any quote and the most frequently skimped.
Habits that wear resin early
- Turning the wheel at a standstill: dry-steering scrubs the mat, and the same spot scrubbed daily eventually frets stone loose. Keep the car rolling slightly while turning and it never begins.
- Fuel, oil and solvents: anything solvent-based softens polyurethane binder. Blot spills quickly and wash with mild detergent; do not let drips sit.
- Point loads on hot days: motorbike stands, caravan steadies and ladder feet can dent the mat in a heatwave. A board or pad under the load prevents it.
- Neglected shade: permanently damp, north-facing or tree-covered patches grow a green algae film through winter. Cosmetically harmless at first, it traps moisture against the surface if ignored for years.
- Aggressive jet washing: a turbo nozzle held close strips stone out of the binder. Fan tip, modest pressure, keep it moving.
The whole upkeep programme
Here is all of it. Sweep when needed: a stiff brush; rotting leaves stain and feed algae. Wash once or twice a year: a gentle pressure wash or simply a hose and brush on smaller areas. Treat shade annually: diluted algaecide or a resin-safe cleaner on any green film, applied in spring before it takes hold. Inspect after trades and deliveries: catch scuffs, paint flecks or solvent spots early. No joints to weed, no pointing to renew, no sealing cycle: in one sentence, that is why people choose resin.
Winter asks for nothing special. Because the surface drains itself there is little standing water to freeze, moderate rock salt use is tolerated (rinse off the residue come spring), and snow shifts fine with a plastic shovel. Metal edges and wire brushes are the things to avoid.
When something does go wrong
Even a well-kept drive takes the odd knock: a dropped tool, a scuffed turning circle, a crack where the ground moved. Localised repairs, ground out and re-trowelled with a matched blend, generally cost £150 to £400 and disappear visually as they weather. A surface that is uniformly tired but sits on a sound base can be overlaid at £55 to £95/m² rather than replaced.
